  BwB Rental Property Program

This exciting new product offering allows you to enter the real estate market for investment purposes or add to your small portfolio of residential rental investments.

Refinance

Allowing you to access up to 95% of your home's current value; freeing up your cash for a variety of needs.

  • Is your current mortgage term up for renewal?

Interim Financing Loans

  • Facilitates the closing of your new home purchase.
  • Allows for different sale and purchase dates.
  • Covers 90% of your equity on the confirmed sale of your property.


Insured Term Mortgages

Allowing you to be the owner of your own home much sooner, with as little as zero down, and at the same time building equity and benefiting from potential house appreciation.
  • You can choose between 1, 2, 3, 5 and 10 year term fixed rate mortgages.
  • You can have up to a 40-year amortization period.
  • All of our mortgages are insured with CMHC, Genworth, or AIG United Guaranty.


Adjustable Rate Mortgage (ARM)

Allowing you to take advantage of prime rates being at a near all time low, falling interest rates, a lower initial monthly repayment and much more.

  • 5 year term available.
  • Convertible to a 3 or 5 year fixed rate mortgage with no penalty.
  • Monthly payments adjust with Prime.


Cash Back

Allowing you to have extra cash to cover the expected and unexpected purchase costs, such as renovations, furniture or appliance purchases, moving costs, that may arise when purchasing a home.

  • You may receive up to 3% cash back on a 3 or 5 year term.
  • Paid on the date your mortgage is advanced.
  • May not be used towards the down payment.


Flex Down/Cash Back Equity (CMHC/Genworth)

Provided you have an established credit history but have not yet accumulated the required down payment or have chosen to use your savings for other asset enhancing purposes to purchase a home.

  • 5% cash back is available on a 3 or 5 year term.
  • Paid on the date your mortgage is advanced.
  • Is used for your down payment.


 

 

 


Business For Self Alt A

Allowing the self employed and commissioned sales person, that cannot provide the traditional income verification, to qualify for a high ratio mortgage for purchase or refinance purposes.
  • You must be self employed or commissioned for 2 years.
  • Purchases and refinances to 95%.
  • You must have strong credit.
  • Dwelling must be owner occupied.
  • Subject to Genworth's underwriting guidelines and premiums.


Draw Mortgages (CMHC/Genworth)

Allowing residential home builders and individual homebuyers to take advantage of insured progress advances while the property is being built. Whether you are building a new dwelling using a builder or self built or taking on major renovations you can take progress advances instead of paying out one lump sum.

  • Your progress advances are available through CMHC or Genworth with the end mortgage through Bridgewater Bank
  • An inspection must be done at each stage to determine the percentage that has been completed. The inspection cost will be covered by CMHC or Genworth on up to 4 draws.
  • The point at each stage that the dwelling must be completed to is determined by CMHC or Genworth and Bridgewater Bank.


Non-Permanent Residence Program (CMHC)

Allowing Non-Permanent Residents, who are legally entitled to work in Canada, to purchase a home with as little as a 10% down payment.

  • Citizenship and Immigration Canada (CIC) defines a Non-Permanent Resident as a foreign worker with a valid Canadian Employment Authorization Form (Work Permit).
  • Available on purchase transactions only.


New To Canada (Genworth)

Allowing you, who have immigrated or relocated to Canada, to qualify for a mortgage with as little as a 5% down payment.

  • Available on purchases and purchase plus improvements transactions only.
  • Must have immigrated or relocated to Canada within the last 24 months.
  • 3 months minimum full time professional employment to Canada (If you have been transferred under a corporate relocation program you are exempt).
  • You must have a valid work visa or obtained landed immigrant status.


Energy-Efficient Homes (CMHC/Genworth)

To assist you in buying better, more energy-efficient homes and making financing of energy-related home improvements more cost effective.

  • You are eligible to receive a 10% premium refund.
  • Once improvements are completed, the property must achieve a minimum EGH rating of 40.
  • Qualifying newly constructed homes or energy efficiency improvements to existing homes must meet certain guidelines from EnerGuide for houses.

Second Home/Vacation Home (CMHC/Genworth)

Today's busy lifestyles mean people need more flexibility, whether it's a second home in the city to reduce that weekly commute or a cottage at the lake for weekend getaways.  We are able to provide you with financing to purchase or refinance a second home.

  • There must be running water in the home and a permanent heat source.
  • The property must be suitable for, and available for, year-round occupancy.
  • Time-share interests, life leases and properties in rental pools are not eligible.
